  • Q: Am I required to make my property available to Section 8?

    A: No, you are not.
  • Q: Are you licensed?

    A: We are a licensed Real Estate company.
  • Q: Can I reach you after hours?

    A: You can always call us, but after hours we may not answer or call back until the next morning.
  • Q: Can you put the money directly into my account?

    A: Yes.
  • Q: Do I get to see the lease or sign it?

    A: You can see our leases if you’d like, but you do not need to sign it. We would represent you as your agent and would do all the signing.
  • Q: Do you sell real estate too?

    A: Yes.
  • Q: How and when do I get my checks?

    A: If rent is paid on time, the check will be deposited into your account or sent out on the 10th of every month.
  • Q: How is rent collection handled?

    A: We collect rent on the 1st of each month and have a 4 day grace period. If it’s not received by the 5th we write a 3 day notice and start charging late fees at a $50 initial charge plus $5 per day each day after the 5th.
  • Q: How long of a lease do you sign?

    A: We normally do 1 year leases, but occasionally will do month to month leases with tenants who have been responsible and up to date with their payments (at a $100 increase from the rent they were paying when they signed the lease) and already have a lease with us for at least 1 year.
  • Q: How much security deposit do you charge the tenant?

    A: Security deposit is often equal to one month’s rent. If there is no previous rental history or past evictions we may charge 1.5x Rent.
  • Q: How soon can you start managing my property?

    A: Once our management agreement is signed we will start the process of handling your property.
  • Q: What type of properties do you manage?

  • Q: What type of reports do I get and how often?

    A: We send our reports out once a month around the 15th and once at the end of the year.
  • Q: Who holds the tenant security deposit?

    A: We hold the security deposit in our Escrow account.
